Prospect Properties have highly trained, experienced staff who are fully qualified, and who will assist you through all aspects of the letting process.

We will visit your property to give advice on rental value and discuss the type of letting recommended to suit your individual circumstances. We will also give you advice on the type of tenancy agreement and how you can gain possession, whether you should let furnished or unfurnished, discuss landlord’s regulations and responsibilities, and answer the many more questions you are sure to have.

What Is Full Management?

This is a service provided by letting agents to help protect and maintain your property to its original standard, fair wear and tear excepted.

What Type Of Tenancy Agreement Do You Use?

All tenants are required to sign a Short Assured Tenancy Agreement under the provisions of the Housing (Scotland) Act 1988 for a minimum fixed term of six months or a non-housing act company lease.

What Do You Do For Your Fees?

Full management service may include marketing as appropriate, tenant referencing, preparation of tenancy agreement and legal notices, preparation of inventory and schedule of condition, transfer of utilities, rent guarantee insurance cover (subject to terms and conditions), inspection of properties. Is Letting Safe And Can I Get My Property Back?

It’’s safe provided the tenancy agreement is properly drawn up and the correct Notices served. Then, in cases where legal action is needed for repossession, the court should make an order in the landlord’s favour.

What If The Tenant Wants To Extend The Term Of The Let?
This is very common and, providing both parties agree, the tenancy can be extended.

What About An Inventory?

It is essential that a detailed inventory and schedule of condition is prepared prior to the tenant’s entry. This will help identify missing items, breakages and damages liable to be covered out of the tenant’s deposit.
